Top Q My property is already on the market with an estate agent, can I still advertise on your site?
A Yes you can still place an advert on our site.
Because we are an advertising site and not estate agents you can advertise with us and sell privately even if you have signed a sole agency contract with an estate agent, when you sell privately you will not have to pay anyone any commission, this will save you thousands of pounds.

Top Q Do I still need a Home Information Pack if I sell privately?
A Yes, selling privately does not exclude you from needing a HIP, contact us and we will arrange your HIP for you.
Top Q I have seen your prices for the HIP and EPC, do I need to pay for the advertising seperately?
A Yes, if we have supplied your Home Information Pack or Energy Performance Certificate you can place your advert and we will put a link to your HIP in the advert before it goes live, You can advertise to sell your property for 2 years for only £80.
Top Q I already have a HIP as I am already with an estate agent, can I still advertise on your site?
A Yes, if you are already with an agent and have your HIP you can still advertise on our site. You should check with your agent though to find out what they will charge you for your HIP if you were to sell privately or if you wanted to change agent, even if they say the HIP is 'free', they will probably charge you because they haven't had thousands in commission from you to cover the cost.
Top Q Will I still have to pay the estate agent commission if I sell privately?
A You need to check that you have signed a Sole Agency or Multi Agency contract with your estate agent, this allows you to sell your property privately and you will not have to pay them any commission. You should not sign a Sole Selling contract if you wish to sell privately and we would not advise you to sign a Ready, willing and able purchaser contract either, even though you could still sell privately and not pay the agent any commission.
Top Q Do I legally need an estate agent to sell my property?
A No, estate agent only introduce buyers to sellers and vice versa, they serve no legal function.
Top Q You charge just a one off fee to advertise, are there any other charges when I sell?
A No, all you pay is the one price for advertising, there is no commission or any other charges to pay at anytime.
Top Q How does buying from a private seller differ from going through an estate agent?
A You are dealing directly with the person selling the property, no hard sell from an agent, you will be in control of all questions and answers and put your offer directly to the seller. You will deal directly with your solicitor and will not have to chase the agent to relay information about how the process is progressing, it is faster and a much more civilised way to purchase a property.
Top Q How do I value my property?
A There are some sites on our 'useful links' page that will help you to value your property, you could use a professional valuation service, some estate agents offer a free valuation or you could ask 2 or 3 estate agents to come and value your property with a view to selling it through them, but you should get more than one estimate as not all estate agents are legally able to value a property, they are just giving you an educated guess and tend to over value properties to get you to sign a contract with them..... then slowly talk you in to dropping the price to what it should be. You should look around your local area at recent sale prices and estate agent windows. You should also remember that your property is only worth what someone else is willing to pay for it, don't be tempted to price yourself out of the market. Most streets/properties have a ceiling price, that is a maximum price that a property would be worth in a specific location. You should allow room in the price for negotiation but not so high as to put off potential purchasers. Remember, on a house of say, £280,000 sold privately and not through an estate agent at 2% commission, you will be saving £5600+Vat = £6580 so, by selling privately through our site you will have a good buffer zone to start off with.
Top Q What do I do when I have accepted an offer on my property?
A The process is exactly the same as if you were using an estate agent. Once you have accepted an offer you exchange your solicitors contact information with the buyers solicitor and they will deal with all the legal work required.
Top Q Should I inform my estate agent that I am advertising to sell privately?
A This is a good idea so there aren't any misunderstandings over commission, they will probably try to dissuade you for obvious reasons but it will probably make your agent work a bit harder to find a buyer.... they wouldn't want to miss out on all that commission.

A You will easily find a solicitor to deal with all the legal requirements by looking in your local telephone book or through websites such as www.thomsonlocal.com or www.yell.com or similar means
Top Q I know FOR SALE and TO LET boards are a great advert, can I have one outside my property?
A Yes, We have professionally made boards that are the same size and quality of the estate agent boards you will have seen,  if you would like one simply phone or email us with the contact number you want showing on the board and the delivery address, we will then have it made and deliver it to you.

Q I need a HIP for the marketing of my property, can you supply it?
A If you need a HIP or EPC, simply email or phone us and we will send you a form to fill in, when we have received your completed form we will contact you to confirm the details and proceed with the HIP or EPC we will arrange with you a time to assess your property for the Energy Performance Certificate.
Once we have confirmed you want us to proceed with the HIP you can place your advert. The HIP should take no longer than 2 weeks to produce.
